I understand that any rent, security, or deposit money I give to the rental company or management toward any apartment is non refundable. Upon approval, the deposit will be applied towards the broker fee or first month’s rent (as applicable). If your application is withdrawn prior to or after approval, you will forfeit your deposit. Your deposit is only refundable if your application is not approved in which case it must be picked up from our office within five business days. I understand that the application fee is non refundable even if the application is denied.
*Deposits paid for by credit card may not be applied towards the first month’s rent or the broker fee. Such deposits will be refunded at lease signing in exchange for certified checks.
All supporting documents must be submitted within 24 hours of putting down the deposit, or the landlord may choose to proceed with another application and your application fee will be forfeited. The lease must be signed with all the necessary payments within 48 hours of approval or you may forfeit your deposit. If you are not 100% sure that you want this apartment or do not think that you can submit the paperwork and payments in time, then we ask that you please not apply until such time. I understand that it could take up to 30 days to get keys to the apartment. If the application is approved and I don’t bring the rest of the deposit by the agreed upon date, or am unable to fulfill the conditions of occupancy, my deposit will not be returned. By signing below you agree to the above terms. Additionally, you agree that whether you saw the apartment virtually or physically you agree to rent the apartment as is. By signing below you also agree that if you or any co-applicants credit score is below 700, you will be required to provide a guarantor which will need to have a credit check with a score of 700+ along with supporting documents as proof of sufficient income.
I hereby consent to allow, through its designated agent and its employees to obtain and verify my consumer information (including credit, (Credit Report, Fico Score) criminal, housing records and public records information) for the purpose of determining whether or not to lease the apartment to me. I understand that should I lease an apartment, and its agent shall have a continuing right to review my consumer information, rental application, payment history and occupancy history for account review purposes and for improving application methods. I declare under penalty of perjury that the information listed in this application is true and correct.
New York City Tenant Fair Chance Act Pursuant to the laws of the federal government, New York State, and NYC Admin. Code § 20-207 et seq., WeiMark is required to provide you with the following disclosure: The application information you are about to enter will be used by this community's owner, property manager, real estate broker or designated agent (the "Owner") to procure a tenant screening report on you, and the Owner will use this report to determine your suitability for housing. If your application is denied or other adverse action is taken against you due to the tenant screening report, the Owner must tell you so, and how to contact the screening company to obtain a free copy of the report. You may dispute inaccurate or incorrect information on the report directly with the screening company. The Owner’s screening company is Weimark and can be contacted at 877-Weimark. Annually, you may order a free report from www.annualcreditreport.com, in addition to a free report from each national consumer reporting agency if adverse action was taken against you.
