1). Drexelbrook Associates ("Drexelbrook" or "Landlord") may refuse to approve this application on the basis of previous rental or housing records that reflect a lack of concern for the well being of neighbors, other tenants or the personnel or property of the Landlord. This application may also be denied if information is received that indicates the applicant is not concerned with property rights of, or the right to peace and quiet of, neighbors or other tenants. Drexelbrook Associates may also refuse to approve this application based upon an applicant's unacceptable financial history or lack of sufficient provable income.2). The undersigned ("you" or "your") agrees to pay a non-refundable Application Fee of $50.00, which is due prior to the application being considered by the Landlord. Additional applicants agree to pay a non-refundable Application Fee of $50.00 per application. YOUR PAYMENT OF AN APPLICATION FEE DOES NOT GUARANTEE YOU AN APARTMENT. If your application is not approved you agree that any Application Fees that you have paid will not be refunded.3). If you are approved a Security Deposit equal to one months rent is required to reserve your new home and these funds will be applied to your first months rent. If you do not execute a Lease with Drexelbrook you agree that any deposits that you have paid will not be refunded.4). In compliance with the Fair Credit Reporting Act you are hereby informed that an investigative consumer report may be made as to your creditworthiness, character, general reputation, personal characteristics and mode of living. Additional information will be obtained from some or all of: employers, landlords, banks, finance companies, tax returns, credit reporting agencies or other sources. By signing this application you are authorizing the release of this information and, specifically, but not limited to, the release of credit, personal financial, employment and personal background information to Drexelbrook and it's agents.5). I hereby grant Drexelbrook the right to receive the information required to process this application for the purpose of my entering into a rental agreement, which includes, but is not limited to, credit, personal financial, employment and personal background information. I understand that the Landlord is relying on the statements and information contained in this application. I do hereby certify that the statements and information contained herein are true and accurate to the best of my knowledge. I understand that this application shall be made a part of the rental agreement if one is entered into, and if any information contained herein is found to be a misrepresentation, incorrect or untrue that any rental agreement I enter into with Drexelbrook may be terminated by the Landlord.6). This application is not a lease or rental agreement and approval is not guaranteed. REPRESENTATION AS TO THE AVAILABILITY OR PRICING OF ANY SPECIFIC APARTMENT IS NOT MADE UNTIL THE PAYMENT OF A NON-REFUNDABLE HOLDING FEE. Any prices advertised or listed in promotional materials are subject to change without prior notice.7). You must install window dressings, drapes, or curtains that reflect ONLY the color white as seen from the exterior of the building. You may not attach brackets, screws, nails, etc. to the wood trim of and around the windows. You may use the walls surrounding the window for this purpose. If an apartment does not have carpeting, you must provide suitable floor covering that covers 80% of the total floor area, excluding the kitchen and bathroom. Floor covering must be installed within 10 days from the date of occupancy.8). You MUST keep in force sufficient liability and casualty insurance to satisfy the Lease during the entire term of your tenancy, beginning on the date of your initial occupancy. You may not receive posession of your apartment, or your Lease may not be renewed, if you do not present evidence of sufficient insurance coverage at the time you execute the Lease. Holding Fees or deposits you may have paid will not be refunded if you lose or do not receive posession of a Drexelbrook apartment because you do not have sufficient insurance coverage.9). If a third party employment verification is needed, additional non-refundable fees may apply. 10). I certify that all the documentation that I supply to Drexelbrook is true and accurate to the best of my knowledge and that I have provided all documentation required to support and process my application. Incomplete applications may not be processed. DREXELBROOK MUST RECEIVE sufficient information to verify all current income before this application will be considered. Applications will be processed ONLY with income information that Drexelbrook has received and believes to be accurate. My signature on this application ismy true and original signature. I do hereby certify and attest that my sole and exclusive purpose and intent in filing this application, and the payment of appurtenant fees, is to lease an apartment or other space from Drexelbrook and I hereby give my permission to Drexelbrook to make a record of my visit and retain the information I supply.
