We are delighted that you are interested in leasing a new home in our apartment community. To help you make your decision, we have listed below the criteria for qualifying as a resident with us.

All apartments are leased on a first come first serve basis. Our community policies prohibit showing apartments that are not ready. A valid government issued photo ID is required to view apartments.
To be completed by each person (applicant or occupant) over the age of 18 years of age who will be residing in the apartment without omissions or falsifications. All applications must include an application processing fee which is non-refundable of $45.00. Additional adult occupants, other than applicant(s), will be required to complete an application for an additional fee. A $50 administration fee is due upon move in.
If the applicant does not meet rental guidelines, excluding criminal history, a guarantor may apply. The guarantor must meet the same rental criteria. Guarantor’s income must equal 5 times the rental amount.
Total monthly income must equal 3 times the monthly rental rate for the specific apartment type desired
Must be employed and /or provide additional sources of verifiable income that meets the property income requirements (i.e. Retirement)
A complete check of your credit history will be conducted
A complete check of your criminal history will be conducted
Must have verifiable rental history. Must have good payment history at prior residency and proper notice to vacate must have been given. No outstanding accounts with prior apartment communities. Mortgage information may be used as rental history.

$100,000 liability coverage is required and must be maintained throughout your occupancy. Highland Cove Apartments must be listed as an interested party on the declaration page of the policy. Proof of the policy must be provided the day before you move in.
All animals must be approved my management prior to the animal’s move in. Maximum of 2 animals per apartment. A non-refundable animal fee of $300 and a refundable deposit of $300 for dogs. A non-refundable animal fee of $150 and refundable deposit of $150 for cats. Animal rent is $20 per animal per month. Fee’s and deposits do not apply to service animals. All local and city ordinances are enforced.
Completing this application indicates acknowledgment that you have had the opportunity to review the property’s rental criteria. The resident selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded.
